Utilities (water / garbage / gas / elec.) - who will be paying these?  

You can usually find out actuals for things such as property tax, utilities, garbage, landscaping, {snow removal up here}, etc on your own.  

No way NOT having a dishwasher is going to fly in our market...... could easily skip the garbage disposal but no way on the dishwasher delete.....

Get copies of water, elect, and gas bills, if owner pays, Make sure you include, Taxes, INS, PM,  10 % for V/M, water, gas  if owner pays,  ,garbage, snow,/ grass, common electric, , keep it simple, do not over analyze,   good luck 

Normal tenant issues: slow toilet, broken garbage disposal, broken electrical outlet, tile repair, etc. 

If you do mail to the attorney there's a good chance your letter will be tossed in the garbage.

Garbage Disposal for instance would go unfixed.
