so I am currently working on my first subject to deal but the seller has expressed to me he owes plenty less than what he's listing the home for sale as and his main goal is to do a 1031 exchange on the property but said he is open to a subject to deal.

In my immediate cities' market, if a seller expresses some financial, renter, or property-condition distress, I am more than willing to make the trip.

I have expressed my interest in investing to several potential partners (most of whom are also newbies and not experienced).

Even in that situation, they'd still probably want to see at least a year of work of experience which would express stability.Alternatively, you may be able to do a conventional loan or use hard money to acquire the property.Best of luck,Dave

Currently we have only one tenant and they have expressed interest in renting out the whole building as a single family home. 

Even though, they have expressed that they are very flexible on the price they will take, as long as they don't lose money.

There are great tax incentives for investors in those areas and the government has expressed interest in gentrifying those zones. 

Has anyone bought a property or house hacked with the Express purpose of just lowering your monthly mortgage payment?
