@Matt Lefebvre I am dealing with a situation now where the town fire inspector is mandating 6 fire doors be upgraded in a building that was constructed in 1984.

This is because the IRS assumes that when you use the building (as a rental) a portion of that building will get used up "consumed"; such that after some time you will have to repair / upgrade / rebuild.

I would also do my own research into a likely market price.If I buy it, they'll save broker's commission, plus cost of minor repairs/ upgrading and carrying it while it would have been on the market, which probably amounts to 6 - 7 percent of the purchase price.

If however, comparable sales in the area tell you you can sell it for 145k with 20k in upgrades then Maybe 70k is a great deal!
