How to not run into Electrical and HVAC inspection obejctions

Dear Bigger pocket friends - I have been learning a lot from you guys as I am journeying through my real estate career. After selling couple of rehabbed properties I have consistently come across the following issues :

During the inspection period I always see following issues come up.

Electric panel issues

HVAC issues

Most of the times I don't replace Electrical panel and / or HVAC. my question is how do I go about making sure that I don't run into any big objections from the inspector. What are things I can do in my rehab process to eliminate these issues.

Have the systems inspected by a licensed professional prior to selling the house.  Have them sign paperwork that the systems are up to code.  Ideally you want them to look at this as soon as possible so you know what to include in your rehab numbers. This can quickly break a project.
