And it doesn't matter if it is owned in your personal name or LLC.You may find some benefits to having a real estate license when buying/selling, but you'll also introduce some new problems.

An LLC can help protect your personal assets by limiting liability, and it also allows you to establish business credit early, which can be useful as you scale your portfolio.

If you can expand upon on your post by highlighting neighborhood fundamentals that indicate the neighborhood is going to change we can have an entirely different conversation  but I did not get that feeling based on the information you shared.

I personally would recommend looking into BRRRRing and flipping houses so you can leave and rinse and repeat your capital as much as possible.I would recommend working with a good investor agent and other wholesalers.
