I’m not saying don’t negotiate on your behalf and get paid adequately for your work but I am saying make the value come first and be ok with sharing generously of the fruits of that with others that have helped make it possible for you to add that value. 4 be consistent.

I enjoy the idea because I think it would be a broadening experience personally (learning carpentry etc) but also I know I would enjoy the work (as I like to see the fruits of my labor).

Just because the tenant wants to pay and the landlord would love him to pay doesn't mean there is no risk of penalty, especially in this nanny state of Maryland or if the guy turns out to be a nut and he's tearing up the place or releasing roaches (Pacific Heights) and he's all paid up; you'd have a hard time getting him out.

Never heard of such a high fee, that's nuts just for EM, contract to closing........but, you have other issues if you aren't actually lending the funds you have verified, like getting into mortgage fraud.

Honestly, (despite what the gurus may say) I don't think the lender gives any consideration to what they will net in foreclosure vs short sale as a factor in approving a short sale.There are two parts to the banks approval process: (in a nut-shell)1) Is there a financial hardship or required relocation?
