The property is in decent shape and requires medium rehab. 

I recently heard hospitals with 350-400+ beds are a good indicator of medium term rental friendly city. 

At an airport with a good amount of traffic in and out and limited supply they are a great investment.. especially if the airport caters to Turbine aircraft or light to medium Jets.. those that own those aircraft will buy/rent a hanger Most all of the time.. your not going to take your 5 to 10 million dollar airplane and let it sit on the tarmac in the weather. the Hangers go from ( Mine) no heat no cooling but big enough for our 3 planes and ton of other stuff..

I do what I consider medium to large rehabs, for example the budgets for our rehabs this year have been $50k, $60k, $180k, $75k, $70k, and $55k.

I have a duplex on the east side that needs a light to medium rehab including a little bit of everything, including a new roof, and I'm taking bids now.

So with that being said, as a new investor, just ballpark the cost this way for a house that's less than 1500 sq ft:1. light rehab: flooring and paint (10-20k)2. medium rehab: light rehab + appliances, kitchen and bathroom, windows and doors, builder grade light and plumbing fixtures (50-60k) 3.

The IRC has requirements for things like minimum room size, minimum stairway width, minimum ceiling heights, etc. which may end up forcing you to increase the footprint of your tiny home.
