I also have general liability insurance, a personal umbrella (which I don’t think will cover me as I may need a commercial umbrella).

The county I am in has all the assessor information online but depending on your county you may need to go in person to the office to request the info. 

Otherwise I’m better off just lowering my price to a number still above your offer, or paying my realtor an extra percent to “handle it all”.
