I had tons of tools and material at my last BRR for 6 weeks straight and was very fortunate. 

@Lance Tokuda unfortunately or fortunately I think there was a consolidation that was expected in the crowd funded realty space and RealtyShares is one of the recent victims.  

Fortunately, I do have enough money in my savings to cover some months of living expenses but I am definetly not confident enough at the moment to do just that.

Cash invested: $20,000

Sale price: $205,000

Run of the mill fix and flip, HOA was a PITA

I'm saving up money now for the down payment as I am fortunate and grateful that I don't have to worry about student loans.While I talked to a few people about my plan, (my dad has 10 units and my past hockey coach is a real estate investor in my town) I figured that I should finally join the BP forum to gain more experience and knowledge by learning from experienced professionals.

I feel somewhat fortunate that the tenants didn't really fight the water bill being billed back...Closing on another 4 units in a month!

I am fortunate to know a lender who would be willing to provide capital for my benefit.

If you signed a note saying you are personally liable, then they can still come after you personally.  .Fortune 500 companies have "Business debt." 

So I have been extremely fortunate in that regard. 

I have to say, I'm more than fortunate to be where I am today and I guess I made the right choice.
