Stoked at the same time saddened by my wife and I's behavior with $ leading up to now.Repeat the process a couple times and buy a small multi family. with a large down.Flip a few more and buy another maybe medium size MFrepeat.At some point maybe sell the smaller ones and buy a bigger one.Keep leverage low, cashflow in CA doesnt happen unless you put some down in...Hardest part is that I SEE DEALS while I am in step 1 and 2  that I want to pursue!

I would add that an inordinate number of the properties I happen to look up in Harris County Property Tax Records still lack data for current tax year and may not display payments for previous years.
