With all the public transportation money being spent - The high speed rail being added from Miami to Orlando International Airport - and the theme parks (that everyone knows Orlando for) the amount of international investment is certainly increasing.

Increase your contract price on the developed parcel by say $15,000 (increases your down payment by $3000) and pay $5000 for the adjacent lot.

It is a property adjacent to one of my own and I would love to buy it, but its not a good buy.

The property is 9.27 acres zoned R20, 2 houses per acre, all cleared with water and sewer, on a paved road and adjacent to a fully developed subdivision.

I would approach every adjacent lot/vacant land on a case by case scenario and weigh the good, the bad, and the ugly.

Also, no major airports makes it hard to get to.

plus it has one of the cooler places to land your private plane i loved flying into that airport and then taking off over the gulf.. 

The most accurate is going to be what a buyer will be looking at provided by their agent.That being said, you can get an accurate idea by looking at solids in same neighborhood and adjacent with similar BR/BA's.

If the property is not adjacent the title insurer would issue two separate policy jackets as the terms of the insurance might be different from property A and B.
