Does a sister lot add value to a property?
I have a house under contract that I'm planning to wholesale. I went past my maximum offer because the seller told me about the sister lot that is in back of the property with an additional deed (almost doubling the property sqft). The lot is all woods that lead up to a small stream through a few paths.
So as a new investor I'm curious, does a sister lot add significant value to the property as a whole? Or is there only value in land that can be developed? Right now it would be impossible to build on but could be a nice feature to a family with kids, etc. I want to make sure I have a deal before I offer it to my list. Any feedback would be greatly appreciated! Thanks.
