The Jersey shore and surrounding areas are very attractive but you have to strongly consider seasonality and other costs like potential flooding and risk management that goes with that.

If you own the land all the way to the lake, I would expect some basic signs, good insurance and perhaps a lifesaver on the shore would be sufficient.
