If you want to be wealthy listen to wealthy people.

It's good to hear the reality.As a Wholesaler, I do believe I may have been headed toward becoming a victim of "one of those gurus" who say prepare to be wealthy and there's nothing to it.I guess that's why I've been a little dissappointed in my results.

They are the wealthy ones:) Buy and hold will make a LOT more money in the long run than assignment games.

I know im not going to become wealthy overnight, my eyes right now are on setting myself up within the next 4-6 years to make close to six figures and allow myself to become self employed.Good luck with your current and future ventures!

You can also become your own bank and finance yourself to a wealthy retirement, with a properly structured , asset-based life insurance policy with living benefits. 

There is a reason why most owners of large complexes in disenfranchised neighborhoods are so wealthy :)With that being said I would still use all of the factors you are mentioning to grind the seller down as low as possible since they are encouraging offers!

We are on the slow boat to wealth I guess, definitely don't want to overpay and our town of Hendersonville NC doesn't have many deals lately but we're sitting on some money from a refi of the original house waiting for the next good deal.
