One of the better "motivation" books I have ever read because he emphasizes doing actual WORK which most of those books downplay in favor of dreaming and visualizing (also important but you have to do WORK).His more recent book, Be Obsessed or Be Average, is not nearly as good.

I've visited Cleveland regularly the past 5 years cleaning up the vacant commercial space would do wonders for the visual landscape....perhaps some type of concerted effort on the part municipal authorities to occupy smaller scale existing spaces rather than clustering in newer larger all in one facilities, I'm thinking police substations in malls.

But from what I'm estimating using comps and visual of the neighborhood the property is overprice about $15,000.It's a duplex which is currently rented out at $900 for a 2/1 and $700 for 1/1 .
