I currently pay rent for living on one side of a duplex and the owners are looking to sell their property to me in the next 3-4 months.  

I met the occupancy requirement and rented both sides out.  

I find that investing in Real Estate allows my creative side to emerge, especially when structuring a contract or finding valuable resources for financing real estate properties.Currently, I am purchasing as much real estate as possible in this (historically) saturated real estate market.

Keep in mind how I see areas may and will be different then how others see them. your best bet is to get with a legit turnkey company or a realtor who knows the investing side of our market. 

But it is going to have sage green siding, white windows, white gutters/soffit, and has copper roof.The issue I currently have is the added green trim on the garage which doesn't exist on home.

Good areas to look in are around Montana Tech, and south side of Butte core business district. 

In my experience, entering into those side agreements can only complicate things. 

They won't stay if they can't plug in a cell phone without tripping a breaker or if the neighbors use all the hot water and they end up taking a cold shower.

It is clean and safe, but not overly nice, and there is a major eyesore property next door to this one.It has new siding, new paint and new floors and does not appear to have super aged water heater/ac/roof but I intend to have a home inspection to verify the big stuff.

Split metering for gas heating and hot-water might be a pricier but good longer-term investment.Thoughts?
