It is actually right behind  and shares a fence with Ferndale High School on the western side and just one or two more blocks than a few blocks from Woodward. 

If I find a wholesaler in another southern or western market who has strong deals, I may be tempted as well.Expand my network of wholesalers who are honest in their communication and estimates.

Western WA and Kirkland is pretty  strict on zoning.
