I've found that tenants that don't intend on paying rent frequently butter you up, and try to get friendly with you, OR...they start talking about capital improvements to the place...It's a tactic to make you think they care about you or the property, so that you are less inclined to start an eviction against them.

I have this property on contract subject to home inspection at 135k.

How do I prove that there will be income and how much  if I don't have to bring the lease agreement on the subject property?

These are subjective terms of course.If you had a 3 month supply, but everyone just lost their job, then that would change the forecast wouldn't it?

@Jeremy TaylorI’ve done a few BRRRRs and learned my lesson on the first one: always prepare an appraisal packet which outlines comps, why they are good/bad and what adjustments I would recommend, as well as all info regarding the subject property.
