While either party may pay for servicing, the borrower has paid the costs, when the benefits are properly explained, in all of my dealings with seller financed transactions.All title plants, closing offices have either a title attorney in them or affiliated with them and should be capable of providing standard documents for a transaction.

I do not know about you, but I always want my cash back and definitely consider cash as a cost that has to be recovered.As for the "location" part, if the property is in a war zone, out in the country, next to a power plant, brick versus vinyl siding, etc., you will never get to the math equation because you will never consider the property anyway, so this is irrelevant to the simple formula.Lastly, the threshold for an acceptable positive cash flow amount depends on the landlord.
