Well, I'd suggest you use 5K to play with and leave 5K alone, starting off. 5K is enough to buy a coupleyears worth of payments on say a smaller note of 25K or so.

with so many homeowners turned landlords, i would say a ton of these people are negative cash flow.but with the recent run up in values, they are banking a lot of $, especially if they qualfied to buy a house during the downturn and rent out their former primary residence.

The way I look at it, if there's say a 5% chance any given year that I get a termite problem, and the cost to pay for the treatment if caught early is only $2000, then its not worth the cost of the bond.
