Even at $1,500 a month, that is really really cheap considering 50k messages should bring 1-3 deals a month.

I sold a house with a QC deed a few weeks back that was my tax deed.Tax Deeds are not a great deal from what I have heard.

I find that two of the biggest mistakes are in the manner in which you ask for the money (there is a good way and a not so good way) and not having enough knowledge on the subject and the proper info on the presentation of the deal itself.When I need to fund I deal, I am not asking for money, I am offering a legitimate and alternative opportunity for others to make money.

Don't waste any mental energy thinking about what the Fed does.Find good deals. 

My numbers were SOLID on the 2nd and 3rd deals. 

Do you think that 6-7k cash flow plus the return when we sell the place in few years is good enough of a deal to bring in a new partner to buy out the other?

On flips, I typically JV with people 20/80... 50/50 etc. or Wholesale the deals 

We drew a line in the sand and wouldn't deal with folks like this but the reviews took a beating.
