I joined a mentorship program in March 2024. I got a property under contract 3 weeks later, YAY!! Sellers wanted $1K EMD. I paid it...Didn't find a buyer and lost the deposit. Got a second property under contract. Sellers wanted $500 EMD. I paid it...Didn't find a buyer and lost the deposit. Got a third property under contract. Sellers wanted $250 EMD...you guessed it, didn't find a buyer and lost the deposit! My numbers were SOLID on the 2nd and 3rd deals. Am I gunshy now? ABSOLUTELY? Am I gonna keep going? ABSOLUTELY! But now I don't have the funds for EMD.
