I can't see how people (not saying OP is going to do this) can set up a single LLC for each property they have.  

Could the OP be thinking of Lakeland, FL?

To the OP- whenever I have an issue that needs repairing, I ALWAYS improve the situation on repair.

In your situation, I would consider adding a couple units in a shared area with coin op operation to offset the maintenance, but unless absolutely necessary, I wouldn't provide them in each unit. 

Since your OP said you were interested in owner financing, it is appropriate to know and understand.

With an inside track you might can find 1 but it is not easy, especially for someone like the OP who wants to do his first build.And since this is the OPs first build I seriously doubt he is going to take on the role of being his own project manager.

s first reply has an important nuance that may be missed - it's very difficult to increase the ROE on a portfolio using the OP's formula, and it's often a bad thing if it does.  

Can the OP remind them that they are under no obligation to renew the lease?
