New Build Smoky Mountains
I am pursuing doing a new build in the Pigeon Forge / Sevierville / Gatlinburg. Any recommendations for a realtor who is very knowledgeable with land and the area to help me find land to build on? Any tips? Areas to zero in on and areas to avoid? HOA or no HOA? Better to find something with access to city water or just expect to drill a well? Any test or anything that has to be done to the land before closing? First time building so any advise is appreciated.

I am guessing since you just finished one up, that deal was brokered a year or more ago at that price point. On the other hand if you brokered that deal in the last say 3 to 4 months you really did get a deal.
Actually I'm in the process of finishing one up slightly below that price point right now, including land and furniture, but I got that deal 16 months ago. And I know what the price/sqft would be if I signed to build the same cabin right now with the same builder.
