ROI on paying down your mortgage early will be exactly equal to the interest rate on that mortgage, before considering tax implications. So if it's "put the money in a savings account" versus "pay down my mortgage," you pay down the mortgage. With the caveat that a cash out refinance also has closing costs. If there's somewhere you can put the money to work for better than 3.75%, especially if it's cheaper to liquidate it from that other alternative vehicle, you do that.In general, I think that if your goal is to pay down your mortgage JUST SO you can do a cash out refi later and for no other purpose, you've been maybe oversold on the magic of the cash out refinance.
