In practice, whether the property is in C- or D-class neighborhoods vs A- & B-neighborhoods will have a much greater role in inflating the cap rate than it's relative location in a large vs. medium-large metro.b) Slightly higher vacancy & lower rents: probably, though it's worthwhile to point out that the Phoenix metro, including and especially Scottsdale, Gilbert, Buckeye, etc (sorry for all the keyword alerts everyone!)
