Not to mention if you do it wrong - you die, literally or at least burn your house down and when it's investigated (and it will be) and your insurance company finds evidence of arson (and they will) you're not only going to get your claim denied, you will be liable for the damage you did to the tenants contents and endangering their lives.

If they just represent first time single family home buyers and aren’t constantly finding off market properties and reviewing deals, you’ll find a better investment through someone else.You also want someone that knows how to write competitive offers with favorable terms such as:-short closing times-avoid as many contingencies as possible-walk through the property beforehand with an inspector so you can write in an offer without an inspection period-cash > hard money > conventional financing > FHA/VA etc. financing-provide a reasonable amount of earnest money within a few days of going in contract-talk with the listing agent and provide evidence to build confidence in the selling side that you are serious and are planning on closing with the terms provided in the initial contract-be flexible with the choosing of the title company.
