Jeff,As a real estate Broker, I loved meeting with the Sellers in person when I represented a Buyer.First, I always set the stage by trying to find out the little things that were important to the Seller and we always gave in on those.

Some say they are a waste, but I have found them very useful during the final negotiation stage.

Is staging working for anyone?

Somehow they get them in between these two stages at 50% of what the bank took it back for or would be taking it back for.

If one was to establish a relationship with a listing brokerage/agent, are there no ethical or legal restrictions prohibiting them from releasing info on an upcoming property to an outside source while it is in the BPO stage?

I have a partner (another carpenter) who at this stage of the game is willing to work at a discounted rate for the first deal in order get the ball rolling.

OK, so please forgive this question if it's elementary but I am a newb.I have my first deal that I am working and I got it by giving my elevator speech :cool: I have an option contract on the property and I have a signed listing agreement in the homeowner's name(although it is not listed on the MLS yet).
