I'd also be worried about the owner paid utilities: they seem way too high to be lights and heat for common areas, and way, way too low to be the utilities for the entire property - definitely would warrant a deeper look, if there was any chance of this being a deal.

On a side note, I always understood the redemption period being after the Sheriff sale (before it is confirmed in the court) or it was 30 days prior to the Sheriff sale (After the NOD).I will dig a little deeper into the Ohio laws as I would like to at least start pumping out the 2 FT of water in the basement due to the flood this city just underwent.

I was planning to just install the single piece 22" depth formica tops from HD and cut to fit, but notice the diagonal piece above the DW which is deeper than the 22".

You might also look deeper into Jersey City, like in the Bergen-Lafayette area (the further south in Jersey City, generally, the more dangerous and correspondingly more affordable, so definitely look around the neighborhood and do your research about what you're comfortable with).Best of luck!
