Renter Markets in the Greater Boston Area

Good Afternoon All, 

I am a newcomer to Bigger Pockets and the real estate investing world. That being said, I am also in the beginning stages of embarking on my journey into real estate investing and I am interested in learning more about multi family units and rental markets. Specifically, I would like to know what key factors I should be looking at when evaluating multi family units and whether or not they are good candidates for renting. 

In addition, I want to learn more about the rental marketplace as a whole but I am not sure where to start. Is there a good website, forum, blog that can help me dive deeper into the recent rental trends in the greater Boston, MA area?
