I agree that separate utilities are far more pragmatic for the delineation of utility bills however I am was curious if anyone has run into problems with property classification disputes when it comes time to sell and if the pain of single meter is worth the risk of unfavorable property classification for selling to a VA buyer (a majority of this market)

If you go with the approach of "waiting for the contract to expire and snatching it up" that paints you in a highly unfavorable light.

I've requested a copy of the original PM agreement but he has avoided this by instead mailing a two-year renewal with added lines of very unfavorable termination clauses.

All other Washington State landlords would do well to pay attention and support our industry lobbyists in Olympia and in our local communities to prevent unfavorable laws from spreading to other areas of the state.

Obviously i don't know your situation, but i assume any financing option they offer would come with a high interest rate or other unfavorable terms, so not sure if it would have made a difference in the big scheme of things.
