Need a Central Florida Real Estate Attorney

Hello BP, 

Looking for some legal help/advice with a property management contract concerning my mom's SFR. She's owned the tenanted property for 30 years and looking to move on from the property and the PM. He's a one man show, super slow to respond, not tech savvy and most annoying, slow with rent checks sometimes. Fortunately there never has been a major issue or questionable accounting that I know of. I've requested a copy of the original PM agreement but he has avoided this by instead mailing a two-year renewal with added lines of very unfavorable termination clauses. He simply said to not bother signing the contract but keeping this as a copy that starts anew in July for two more years. I don't believe he has an original since he inherited clients from purchasing the PM business. Unfortunately my mom can't find hers either! (Not yet at least). But the clock is ticking and my hope is that his inability to present an original signed contract with terms allows me to freely terminate without recourse.

Since I'm based in New York, I don't want to make assumptions so I'm grateful for referrals and suggestions.
