@Joseph Gomez market directly to owners, do not look on MLS/Zillow.BP has many recommended ways to find properties and market to owners, such as direct mail letters, post cards, telephone pole ("bandit") signs, web keyword advertising, Facebook ads, driving for dollars (looking for run-down and derelict properties), contacting owners who have units for rent, etc.If you want volume and you have more money than time, then you might buy lists of properties from "list brokers" and upload the lists to a service that will send direct mail letters or post cards for you.

Hey @Tim Rainey, there's no reason that you wouldn't be able to work this out through the broker provided there is only one broker in the deal (minimizes the telephone game effect) and provided they understand investing.

With everything online, you can collect payments via Cozy, setup a tenant support ticketing and telephone support system for 10 bucks a month and use Yelp, Thumbtack, Home Advisor to find pros to fix things that break.
