I noted in my comment that there is a distinction (subtle but very important) in MA and other non-judicial states which is that there is an element that becomes judicial when you have to get the non-military finding.

All have their different flavors, and challenges.

Hipcamp is great because you get that special owner-operated flavor even if its just a primitive campsite with an outhouse 100 feet away.

These are important questions to ask before making offers on any property.Financing an investment property comes in many flavors but it all leads back to the numbers and what DEAL you can find.

I also loved Sam Zell's book "Am I being too subtle" a bit broader than just commercial real estate but a great read.  

It could be subtle or bold but a fun gimmick is something that might catch a guest's eye when searching for a place to stay.

For now, I'm just looking to get a general flavor for similar investments in northeastern TN.  

The unknown issues are subtle and lurk at the corner of your eyes, but never come in full sight.
