I always start with the rental rate first, because it's a lower number (and based on sales sequencing, I've discovered that starting all discussions with the lowest number possible eliminates sticker shock as an objection).

This time,figure out exactly what you need before you go shopping.Have the entire property designed on paper and stick to it instead of expensive improvising after the fact.Know how much paint and flooring you need by taking accurate measurements to prevent over buying.Shop at contractor only stores with your contractor by your side,never Home Depot or Lowes.The best prices are never available to the general public off the street.Buy paint in 5 gallon buckets,not one gallon cans.Always buy in bulk and never pay the sticker price.Always ask for a discount for buying larger quantities from one merchant.Be loyal to them and they will be lower prices in the future.

I am happy they are happy they are graduating but at the end of the day I don't want a police sticker on my door.

@Richard Mahn Since you live in Williamson County you may have just been sticker shocked (I know I was when I saw my nearly $22k tax hike) with the recent property tax increases from Williamson Central Appraisal District (WCAD).

I set out 45-50 letters to absentee owners and one of the letters cam back with the yellow "return to sender" stickers.

Those figures are accurate, but may be slightly less depending on selections of finishes, fixtures, etc.Also- garage space should be removed from the square footage estimate as it builds at a much lower rate.Sorry about the sticker shock!

However, after we took the courses which weren’t cheap, there was serious sticker shock I tell ya, we now are always going for 50 units and up.

I wouldn't consider it unless it had recessed lighting, smooth walls, no 'sticker signs', etc.

You can also put a big sticker or some other visual reminder on the IRA LLC card to ensure you do not use it inappropriately.
