Need to save money! Suggestions??

Closing on my second flip this week. Going to be adding about 400-600 sq ft. It needs a ton of work and upgrades. Purchasing for 60k, highest comp is about 160-170k. Any suggestions for saving money on materials etc? I have a team of workers so I sub a lot of the work out and I do all the design aspect myself. On my last house I felt like I over spent on just about everything. I didn't really have a budget. I just designed a house that I would want to live in. It paid off. I sold it FSBO within 30 days of listing it. This time I really need to save as much money as possible. Does anyone have better suggestions for places to buy tile, cabinets, etc?
