People love hardwoods and if they are clean and smooth they are very forgiving about any "character flaws" such as old water stains or cigarette burns.

That includes principle, interest, taxes, and insurance as well.We have spent about $8,500 in repairs and upgrades including - revamping the landscaping, having the brick and siding professionally painted, installing new stained cedar posts and shutters, installing a new privacy fence and having it stained, removed popcorn ceilings, redid the taping/bedding, retextured, had the inside walls and ceiling professionally painted, installed a new cedar beam in the living area, new custom blinds for all windows, all new light fixtures and ceiling fans, brand new stainless steel appliances (range with double oven, dishwasher, microwave vent hood, and new refrigerator - all GE brand) Floors are in good not great shape (tile in kitchen and dining room and single bathroom, laminate in living room and hallway, carpet in both bedrooms) and would be the only other possible upgrade we would consider.

None of the jobs are big enough to sub out, so expect to be touching up paint, fixing flooring, adjusting downspouts, confirming that the stain on the drywall in the basement is black mold or actual water damage, etc.

I have espresso cabinets, I don’t know what the trends are, I’m debating going with a light stain, but I guess if I were to sell the home I want to go with a stain that might bring higher value, or more buyers.

Should be evaluated by specialist.11) Water staining present on the ceiling in family room in main house where the roof seam meets between the main house, and un-permitted area12) A few closet doors have been damaged and need to be replaced.13) Another window needs to be serviced because it won't shut14) Need to add fire alarms to bring up to code15) Looks like the kitchen needs to be re-done16) Bathroom repair- fix some slight leaks, a couple toilets, re-do caulking in tubs, re-do flooring and base moulding17) Recommends replacing water heater, and HVAC.

The contractor then tried to get another $600 to replace some of the wood flooring the floor guy couldn’t get a stain out and I had to remind him they already charged me to replace 223 square feet in the original quote.

There do appear to be stains on the rubber gasket which you can see in the other thread I posted, and even a special spray I bought that works for most people didn't work for me.
