Does roof age and AC play a role in the house price when selling?

I am going to put my town house soon on the market in the suburb of Washington DC. Question I have is about roof age and AC and if I should change it or sell as is? Roof is fine and AC works and not damaged but they are original - 19 years old. We had some work done on the roof after a storm a few years ago but after that no issues. If I decide not to replace the roof/AC should i then lower the price a little since it will definitely come up in the house inspection done by the buyer?

No, I wouldn't lower my asking price, @Alena Martens. If a buyer has an issue with either, let them be deal points in the negotiation.
