Monitor your spending habits to make sure you’re consistently putting money aside for both the short-term and long-term costs of real estate. 

Less likely.You have to have a host of skills and knowledge and $$ to get to make 10 successful rehabs happen in 1 year.

Being out of state, I would suggest vetting your "team", meaning find an investor realtor, lender/s (hard $ / long term), property manager, contractors, etc.

I tend to shy away from homes over ~20 years old to buy and hold for long term renting.

I find myself enchanted by short clips of deal analysis (SFH though MFH also works).Do you know where I can find channels of youtube doing it?
