Now I am playing devils advocate here I have bought my share of screaming deals but 5k for this quality of home seems a bit much..Just curious of the responses if any.. or if everyone on here thinks hey buy as low as possible no matter who you take advantage of.This is right up there with Guru ism in my mind :)

Does this sound legit or should we run screaming from the room?

It seemed like a screaming deal, but has needed lots of money.

Even though an all cash offer is lower it screams CERTAINTY OF CLOSE versus the risk of underwriting a borrower for a loan and the deal falls apart.It depends on how long you want to wait before you can refi out if that strategy works for you or not.What is your particular strategy for buying the smaller rental houses versus other assets classes if you have that kind of capital to work with??

This call to action virtually screams that I MUST contact them and get a copy of my property deed TODAY (oh, and send them $55-85 for this important service).

Weeds, bedsheet curtains, screaming kids at all hours - I'm not sure what the solution is.

The lack of knowledge screams in that question, what kind of property is it, how are you structuring the deal, are you aware of state requirements, disclosures required, is you method legal under licensing laws?

I ask this because everyone keeps screaming 203k but I will not be living in this home. 

There is a lot of repossessed houses nearby that practically scream, "Hey, look at me: I'm shadow inventory!"

But everyone screamed 'no!'
