@Ben Leybovich   are you kidding me... in your business. what about all those deals you scout out and others would love but you pass on ...I have sold some apartments in my days.. and loved getting those 50 to 100k commission checks,,, NOt much harder than doing a SFR deal... inspections are usually in one day and at rapid pace.. title co on their game for the big title fee  and buyers actually have money and are generally professional..

If you decide to go that route do some serious scouting before you commit to that plan.On their meager resources it doesn't seem like it would be advisable to have them move to a higher cost of living area unless you are willing and able to underwrite the process.

I recommend contacting a local 203k lender and asking them who they use for their renovations.Or go to Lowes/Home Depot at 6am and scout that way.
