I doubt if we have the hardness you recorded but yearly preventative maintenance of any system is imperative to longevity.Given the precarious attic location I would definitely review the obvious advantages of an on-demand system.I have also designed a simple fix for the 'cold water sandwiching' issue that plagues the on-demand systems with feed water temperature fluctuations common in colder climates.

He's willing to owner finance.My exit strategy is to find a buyer with a much larger down and collect the difference in the down because his monthly is high and I probably couldn't get enough spread to make it worth a sandwich lease option.The thing is, he's already advertising on all the real estate sites (zillow.com, fsbo.com, etc) and I want the buyers to go through me.

We were so poor that when we took a vacation, we drove to Florida from Chicago, ate dollar sandwiches at Mcdonalds, slept in the car because we couldn't afford to rent a hotel, and enjoyed the beaches during the day.Anyway, we decided to buy a foreclosed home for about $80k.
