From a family home perspective, we are all back in the swing of school events, and typically aren't relocating mid-school year.  

I would add that even though MPLS doesn't have rent control, it has tenant rights ordinances and if you buy an investment property and raise the rent on a current tenant within the first 90 days of ownership, you "may" have to pay them relocation costs due to the increase in rent so be careful to understand MPLS statutes.

I have been in real estate for 40 years and want to relocate out of San Diego to another state.

I relocated my tenants at a hotel and seems to be $400/day.

Rarely can a qualified tenant rent today as they usually have to give notice to their current landlord or are relocating and not waiting until the last minute. 

Urban cores seem to be doing well for MTR because of business and medical demand, as well as family relocations etc.This last question is a tough one.
