Assuming all the lots are on monthly leases which you could raise rents immedietely:Gross Income: 7 x 225/mo - 10% vacancy = $1417/moStated Operating Expenses: $702/moCommercial loan (119k) 20% down (24k) 20 yr note at 7% : 738/moNegative cash flow of 23 dollars a month.If all 3 acres are zoned for mobile homes you could develop mobile home sites if you have the capital to put utilities in, pave streets and put homes on each site.

Thanks Bill for the reply.I've looked at several properties.Where i'm getting stoped at is the proof of funds letter.which this is the beginning process with lenders and some sellers.I've studied a couse showing me how to get a buyers repair credit and use a transactional funder only on the day of closing.Of coure the seller must have equity and must be on board.but i dont have money to pay for POF.I'm looking at a park in texas,78 space,70 are occupied,0 park owned homes,GOI is 294,000,expenses are 101,400,NOI is 192,700,asking price is 2,150,000.00,current balance on loan is 1,100,000.00,city water & sewer,paved streets,etc.What else would you need to know?

More than that if you goes under a paved street.If you want to really find out what's going on, do a video scoping.As far as the washer not working as well as it has been, who knows what that means.

These guys had small emblems and designs they worked into the doors, moldings, fireplace mantels, countertops, tile work like walk in showers, outdoor stone work and pavings, lamps and light fixtures....you get the idea.For thoses of us who knew, it was like a treasure hunt going through one of these properties and trying to find all the designs left from thier work.

Doesn't make it so, anymore then saying blacktop is ugly.Fresh paved or sealed asphalt to a lot of people is a lot more attractive than washed out colorless gray concrete.
