I don't enjoy nurturing and closing sellers on a regular basis.

We make a lot of cold calls, but follow up and nurturing leads is where we lock up most of our deals.

Passive income streams require an upfront investment and a lot of nurturing in the beginning. 

Tools like BatchLeads and PropStream are great for direct-to-seller strategies, but keep in mind that they come with marketing costs depending on the method you choose, such as direct mail, cold calling, or texting and have to have good nurture campaigns. 

I wish I had started sooner, but my advice is make sure you are happy (or strive to be) on a daily basis by following and nurturing your passion (specially if it is not related to real state!)

Sorry Leonard I teach people to fish instead of delivering it to their door.You'll be a much stronger investor if you take the time to seek out and nurture these relationships yourself.

In the beginning your niche is going to be nurturing which the "Big Boys" cannot do....
