By obtaining multiple financed properties you could be using up a few of your slots out of the 10 available under your name.Commercial banks can do blanket notes which have less favorable terms (3, 5, 7, 10 yr balloon usually) and rates will be a bit higher typically than conventional.A lender who packages all mortgages together in one transaction could underwrite and order docs on all files at once (3 set of docs, 3 mtg notes, 3 trust deeds etc) for signing so could be very streamlined.If These properties are to be held for income producing purposes the least expensive money with the most solid 30 year fixed terms with be conventional financing, but even with conventional there are pros and cons.

Melissa  in my mind on the west coast house hacking four plex's as a young up and coming investor is probably one the best things one can do.. use your 4 mortgage slots for 6 units over a 4 year ramp up and get the best rates and best leverage.

what took me a year and 50k in the 90s we put together as I stated in a few hours.. with Property Radar and the information at your finger tips is just incredible.. when we get stuck with title issues etc  at that point we send to customer service at our title company for deep digs into title. ( which is were the money is made) and if needed Lexus Nexus for skip trace..

I haven't had any issues, but the one set is getting a lot of use... we are finishing a renovation and figured it would be good to have another on hand... like playing the slots and always winning.I am still waiting for the tenants to complain about one or the other using the machines too much (aka sinking to much cash into my pocket) but hasn't happened yet.

I would add turnover (costs and how to mitigate), a step by step eviction process for your county so a landlord is confident enough to do it him/herself without a lawyer, accounting basics and how to maximize deductions, and I would recommend building in large time slot for Q&A
