Landlord training: what do you want to know?

I'm going to develop a training class for investor landlords in my area. I'm thinking it will be a free class provided once every six months designed to teach landlords about federal/state/local law, common landlord - tenant problems, software for managing rentals, Etc.

If you were attending a landlord class, what topics would you like to see covered?

Local laws

Leases/contracts

Enforcing leases

Enforcing late rent fees

Developing a team

Automating your business (no collecting rent etc)

Inspections/maintenance

Screening and selecting quality tenants

Handling deposits and how much deposit to collect

Pet fees

Service animals

aggressive breed dogs that your insurance company won't allow (and you shouldn't either)

Move in inspections - Move out inspections - Deposit withholding requirements

Broken leases

Evictions

Pest control

having lock boxes for use during vacancies so tradesmen can get into property
