I recently bought a rental and the insurance broker asked if I would be renting to students.

How would you use real estate to help pay off student debt?

It's a 3BR 2BA home and I was thinking of doing student rentals as it's close to the university and makes sense as a student rental.

One of our students is similarly situated in a town outside of Greer’s Ferry Lake, AR.

I also have zero debt (student loans paid off, bought and paid off multiple cars, etc), but my credit score isnt amazing just mostly cause of lack of accounts (lets call it around 620 fico 8, higher on credit karma).  

depends the locations. might be easier to attract students with utilities included. with that said just water and sewer is recommended for apartments.

This is because the properties are cheap enough that landlords cash flow immediately, and they also get to enjoy the perks of having the college students around.

For background info, this is going to be a rental to students at a local grad school who will prioritize function over aesthetic. 

That's a more difficult sell.You're likely going to have to rent it out as individual rooms, perhaps to local college students. 

Since Charter operates in my space, seller financed notes, I run into Charter students every now and then.The crux of their program is to teach you to find notes for them.
