Always be cautious of what you charge on things like paint, flooring etc.. most judges will use life expectancy and divide out a pro rated amount you could charge the tenant for excessive damage and not normal wear and tear

that will tell a lot.. the mastermind i went to you had to prove how many deals you were doing they checked you out and you had to be invited... and there definitely was some of the top players in the industry there and quite a few that we know on BP as top providers in their space be it turn key  financing and wholesaling and also those that sell coaching.. ( which most on BP dont care for frankly)

You are better off finding a solid property that needs light cosmetic work (paint, floors, or maybe even a kitchen or bathroom remodel), buy it at a decent discount and put 25% down or more (this is when you get best rate terms).

I then decided to modify my criteria to look for deals that were 50+ units and found that I had much more success in that space because most credible bigger buyers aren't looking at deals that are smaller than 100 units.
