I found some properties that are up for sale in that area and the cash flow is very enticing, but when the area was described to me, it didn't seem like the risk was really worth it.  

Young people are enticed by the freedom that renting provides, but when you hit a certain point in life that changes and owning property is seen as an attractive option.

I ended up just selling them on facebook, but I really need to find a better wayThat’s what I figured he would do but that really doesn’t sound too enticing to a realtor in my opinion.  

How would I go about the rates for owner financing that seems enticing.

My thoughts are that because of the low purchase price investors are enticed.

What sort of things should i be looking at, or focus on to make it appealing and enticing to renters?

This is mid-month so if you can get not entice someone quickly you will work on September, October etc. 

I think second the point by @Bob Woelfel:"The goal of what you are trying to accomplish has to be bigger or feel better"There has to be a 'carrot' that is enticing enough to you that if you focus on it you are willing to forgo other luxuries.  

If so, you could lower the bedroom count on either side and make each unit a stronger medium- or long-term rental that would entice a wider tenant pool.

Yup, price it right and perhaps a "move in special" to make it more enticing.
